The first completed space in Nexton’s first Class A office building has been awarded Four Globes, the highest level of certification under the Green Building Initiative’s new Green GlobesĀ® for Sustainable Interiors rating system. Home to MWV Community Development and Land Management, the 21,000-square foot interior commissioned by CEMS provides technologically advanced office and support space on the fourth floor of the 100,000-square foot office building. The space incorporates a wide variety of sustainable design strategies including daylighting, energy monitoring and reporting, low-flow plumbing fixtures, natural materials with significant recycled content, HVAC systems zoned for occupant control, and a high-performance building envelope with state-of-the-art glazing.

The commissioning process for this project followed our Commissioning (Cx) Management Program’s Cx Plan, which included reviewing the Owner’s Project Requirements (OPR) and the design team’s Basis of Design (BOD) documents. From these and preliminary documentation, we developed a Cx plan that included all the equipment and system requiring commissioning.

The scope of activities related to the commissioning of the Nexton Office Building Core and Shell included:

  • Design review of construction documents, including review of OPR and BOD.
  • Developing a Commissioning Plan.
  • Developing Commissioning Team and Roles.
  • Review equipment submittal.
  • Preparation of pre-functional delivery and installation checklists for the mechanical equipment.
  • Preparation of functional test procedures for building commissioning of the installed systems.
  • Preparation of a list of deficiencies from the pre-functional and functional checklists.
  • Preparation of training data and verify training has occurred.
  • Review and verify O&M manuals are completed.
  • Preparation of a Commissioning Report.
  • Perform a 6-8 month post occupancy review of the building prior to warrantees to verify systems are running properly as designed.

The commissioning of the Nexton Office Building fourth floor upfit included:

  • Preparation of functional test procedures for building commissioning of the installed systems.
  • Preparation of a list of deficiencies from the functional checklists.
