Commissioning

CEMS' Commissioning Group is a natural extension of the design services provided by CEMS Engineering|Architecture . Our purpose as a firm is to strive for excellence in project delivery. Project delivery should include building occupancy and use, and commissioning has proven to be a necessary element in building performance through its lifetime, ensuring that owner expectations and intended design is realized in the operational building. Too often building systems do not function as intended, or owner expectations are not adequately documented so they may be incorporated into the design of the building and building systems. The commissioning process bridges this gap through the systematic procedures that span from early design through construction, system startup, occupancy, the warranty period, and beyond.

Commissioning is a core element of sustainable design practice. It ensures that sustainable design strategies and components are translated from contract documents into the built facility’s architectural fabric.

Our commissioning team comprehensively documents building requirements — owner objectives, intended building use, and systems performance goals — and systematically verifies these requirements are met throughout design, construction, acceptance, and occupancy.

New Building Commissioning

New Building Cx begins in the planning phase and continues through construction, acceptance, and the warranty period. The owner’s requirements are documented clearly to confirm they are met throughout the project delivery process. The result? An operationally efficient and functional building. Tasks include:

  • Design review
  • Functional performance testing
  • Post-occupancy monitoring

Existing Building Re-Commissioning

Re-commissioning entails the same Cx tasks as a new building, but for a structure already in operation. The owner’s project requirements are re-evaluated to identify required operational changes. Functional testing is conducted to determine whether the building system operation has deteriorated over time and deficiencies are identified for corrective action. Tasks include:

  • Revising operations to meet program changes
  • Equipment testing per original specifications
  • Maintaining building performance

Existing Building Retro-Commissioning

Retro-Cx begins with an energy audit, and survey of mechanical and other energy consumptive systems. Building operators are interviewed to identify the details of building operation. Energy saving measures are suggested, accompanied by energy calculations to determine payback. Recommendations follow for final Retro-Cx measures. The team may offer implementation assistance to verify that measures are implemented correctly and can be maintained during normal building operation. Tasks include:

  • Energy audit and operator interview
  • Energy measure recommendation
  • Energy measure implementation assistance
